Bioclimatic architecture, inspired by the Passive House concept, meticulously studied the incidence of sunlight and prevailing winds to create natural light and cross-ventilation. This enhances comfort and thermal efficiency, both in cold and hot weather.
Photovoltaic panels will capture energy from the sun, which will be converted into clean, renewable, and sustainable electricity for the residential building (generating greater savings for the condominium).
Furthermore, all residences will have provisions for the installation of an individual photovoltaic system for each house (which will be an optional item).
Steel Frame is a dry construction system with high efficiency in its construction process, resulting in a clean, fast, and waste-free construction. In addition to meeting energy performance directives for buildings, it far surpasses conventional construction, providing a more efficient, sustainable, and rational home.

One of Morada's major concerns was wastewater treatment, as the municipality of Imbituba does not have sewage treatment and the residential area is located on the banks of Lagoa Doce.
