Morada chose the paradise of Ibiraquera Beach to establish itself…

She was born with a purpose: to redefine the concept of our dwellings.

It emerged to show that it is indeed possible to live in harmony with nature, prioritizing the efficient and intelligent use of natural resources.

Like the energy coming from the Sun

Like the purity of water

Like the force of the earth and the winds

Sustainability is one of Morada's core principles, as are the comfort, design, and functionality of its spaces .

In a time when change in the way we live and connect is necessary, Morada emerges:

to give new meaning to our way of living, in harmony with nature.

Bioclimatic architecture, inspired by the Passive House concept, meticulously studied the incidence of sunlight and prevailing winds to create natural light and cross-ventilation. This enhances comfort and thermal efficiency, both in cold and hot weather.

Photovoltaic panels will capture energy from the sun, which will be converted into clean, renewable, and sustainable electricity for the residential building (generating greater savings for the condominium).
Furthermore, all residences will have provisions for the installation of an individual photovoltaic system for each house (which will be an optional item).

Steel Frame is a dry construction system with high efficiency in its construction process, resulting in a clean, fast, and waste-free construction. In addition to meeting energy performance directives for buildings, it far surpasses conventional construction, providing a more efficient, sustainable, and rational home.

Solar water heaters contribute to diversifying the energy matrix, reducing energy costs for water heating. The installation of a water heating system will be an optional feature for each residence.

The rainwater harvesting system ensures intelligent irrigation of the residential gardens, efficiently and intelligently collecting rainwater.

One of Morada's major concerns was wastewater treatment, as the municipality of Imbituba does not have sewage treatment and the residential area is located on the banks of Lagoa Doce. The solution found was the ecological sanitary treatment system from Bioete, with 5-stage filtration processes and removal of up to 98% of impurities.

The landscaping of the residence will prioritize native species in its ornamentation, cultivating plants with different functionalities that are important for the fauna and flora . In addition, a prototype of syntropic agriculture will be developed, integrating, balancing, and preserving energy in the environment, which will favor syntropy between fruit-bearing and native species.

The implementation of a green roof creates a biophilic environment. In addition to contributing to the reduction of air pollution through carbon sequestration, the vegetation exchanges/consumes solar energy through evapotranspiration and photosynthesis, significantly reducing the temperature range inside the building and ensuring greater thermal efficiency.

The installation of green roofs in the dormitory area will be an optional feature for the residences.
